Sound familiar?

Do you only hear from your manager when something has gone wrong? Are repairs approved without you? Has rent been late with no call? Does your manager know your property, or just your address? And when you mention selling, are they suddenly very interested?

Many agencies, especially the franchises, are built around sales. Your rental is the way in, and they hope to list your investment one day.

BFP is different. We are here to build your wealth, not hope to sell your property. We are portfolio partners: we help you grow your portfolio, manage the asset and find value-add opportunities.

Why landlords switch to BFP

Fewer properties, closer attention

Our portfolio managers each look after fewer than 100 properties. Many agencies run 180 or more per manager. That is the difference between a manager who knows your property and one who knows your address.

Led by a chartered accountant

Ben Plohl, CA, has invested in property for 22 years. You get an annual portfolio review with Ben, and your investment is managed with the financial rigour it deserves.

Portfolio partners, not a sales franchise

BFP has no sales department and doesn’t list property for sale. We aren’t managing your property hoping you’ll sell one day. We are here to build your wealth: growing your portfolio, managing the asset and finding value-add opportunities.

Backed by a national buyers agency

BFP’s buyers agency buys property for clients across the country. When you are ready to grow your portfolio, you have a team that knows your numbers and can find the next property for you.

How the $1,000 switch works

Four steps, and you know where you stand before you commit to anything.

  1. Apply

Tell us about your property, your current agent and your rent. It takes about two minutes.

  2. We review it

We look at the property and your situation to see whether it is a fit for our team. Not every property qualifies, and we will tell you either way.

  3. We explain the offer

If your property qualifies, we go through the $1,000 switch offer and its terms with you before you commit.

  4. We handle the changeover

We take care of the handover with your current agent and your tenant, and set up your owner portal.

$1,000 switch offer: available to approved applicants only, subject to property eligibility and a six-month management agreement. After six months you can switch with 30 days’ notice.

What’s included

Full-service management, from finding a tenant through to ongoing portfolio strategy.

Leasing

Market rent appraisal, multi-portal advertising, escorted inspections, TICA-checked applications, lease preparation, bond lodgement and an ingoing condition report.

Inspections

A first inspection within three months, then routine inspections every four months, each with a written report and photos. An outgoing inspection when your tenant leaves.

Maintenance, on your terms

Works over $500 need your approval first. Emergency repairs up to $500 are handled under your standing authority. Qualified, insured tradespeople, or use your own. No contractor markups.

Rent and arrears

Rent paid to your account once or twice a month. Daily arrears monitoring: an SMS on day 1, a call on day 3, a formal notice by day 7, and a breach notice at day 15. You are told at each step.

Financial reporting

A monthly owner statement with every invoice attached, an annual income and expenditure statement for tax, and real-time access through your PropertyMe owner portal.

Compliance

Smoke alarm, safety switch, blind cord, pool and water efficiency compliance, managed through our compliance partner, so you don’t have to track it.

What most managers don’t do

The standard services are above. This is the part most property managers don’t offer, because they are not built to help you grow.

Annual portfolio review

Once a year you sit down with Ben, an investment professional, to review how the property is performing and whether to hold, renovate, sell or buy again.

Preventative maintenance reports

We flag what is coming before it becomes a bill: ageing roofs, gutters, hot water, fit-outs. You plan the spend and avoid emergency repairs.

Property and location reviews

A written review of your property and its suburb: rental evidence, how your rent compares, market context and our view on what to do next.

Value-add opportunities

Where the numbers stack up, we show you how to lift the rent and the value, and manage the works through our project management team.

Grow your portfolio

When you are ready to buy again, our national buyers agency can find the next property for you, with a team that already knows your numbers.

Independent advice when you sell

If the time comes to sell, we are in your corner: independent advice on agent selection, campaign type and method of sale, as your shield between you and the selling agent.

What our property reviews look like

Every landlord gets reviews written by an investment professional, not a template. Each one benchmarks your rent against real rental evidence, shows how your property compares with the suburb, and ends with a clear view: hold, improve, sell or buy again.

This is a short extract from the style of review we prepare for our landlords.

The house is let at the three-bedroom median, while four-bedroom houses nearby rent for about $70 more. That gap is the value-add: a second bathroom between tenancies. Hold the rent, and plan the work for the next vacancy.

Questions we get asked

How does the $1,000 switch offer work?

Apply online and tell us about your property. We review it, and if it qualifies we go through the offer and its terms with you before you commit. Not every property qualifies, the offer is subject to approval, and a six-month management agreement applies. After six months you can switch again with 30 days’ notice.

What does BFP Asset Management cost?

Our fees depend on your property and portfolio, so we don’t publish a single rate. We go through them with you openly as part of your application, with no hidden charges and no contractor markups.

Can I switch if I am already under a management agreement?

Often yes, but check your current agreement for notice periods and any exit fees first. We will talk you through the changeover when we review your application.

What happens to my tenant and lease?

Your existing lease continues. We introduce ourselves to your tenant, take over rent collection and maintenance, and set you both up on the PropertyMe portal.

Will you try to sell my property?

No. BFP has no sales department and doesn’t list property for sale. If you decide to sell, we give you independent advice on agent selection, campaign type and method of sale, with no affiliations.

How will I see what is happening with my property?

Through the PropertyMe owner portal: statements, maintenance requests, lease dates and paid-to dates, in real time. You also get a monthly statement and an annual portfolio review with Ben.

Which areas do you manage in?

For this offer, Sydney’s Hills District, Northern Suburbs, North Shore and Northern Beaches. BFP Asset Management also manages in Newcastle, the Central Coast and Albury Wodonga.
